Located in one of London’s most prominent riverside locations, SEVEN is the final residential phase of the prestigious Southbank Place development, comprising 92 luxury apartments including four duplex penthouses.
Gamma was appointed by McAleer & Rushe to deliver a major doorset and specialist joinery package across the development. Our scope included the design, supply and installation of bespoke doorsets and ironmongery, alongside extensive specialist joinery throughout the apartments and communal areas.
One of the most technically demanding aspects of the project was the development of the doorset package. The architectural detailing and performance requirements meant that an off the shelf doorset solution simply wasn’t suitable.
Working closely with our trusted manufacturing partners, ironmongery suppliers and the wider design team, Gamma developed project specific doorset solutions that could achieve the design intent while meeting the required fire and security performance.
The complexity of what we were delivering meant the doorsets underwent an extensive testing process, including PAS 24 security testing and three individual full scale fire tests carried out specifically to support the solutions developed for the project.
Undertaking three separate fire tests demonstrates the level of design development behind what was ultimately installed. Door construction, frames, ironmongery, seals, glazing and other components all had to be carefully considered and coordinated as part of the complete doorset system.
The successful testing provided the evidence required to take these bespoke solutions from design development through manufacture and ultimately into installation across the development.
Specialist Joinery
Alongside the doorsets, Gamma delivered extensive specialist joinery throughout the apartments and communal areas.
Our works included wardrobes, wall and ceiling panelling, corridor finishes and a range of bespoke joinery, all manufactured and installed to meet the high level of finish expected on a development of this standard.
Having responsibility for both the doorset and specialist joinery packages allowed our design and site teams to coordinate the interfaces between the different elements while giving the client one specialist contractor responsible for a significant proportion of the internal joinery.
Overcoming the Challenges
From commencing on site in 2023 through to Practical Completion, SEVEN presented a number of technical, design and programme challenges.
The bespoke nature of the project meant that solutions often had to be developed from the ground up rather than selected from standard products. This required close collaboration between Gamma, McAleer & Rushe, the design team and our supply chain across the UK and Europe.
Our design, commercial, procurement and site teams worked closely throughout to resolve issues, manage changes and keep the works progressing while maintaining the quality and compliance requirements of the scheme.
